July 22, 2010 - The housing downturn hasn’t curtailed the Estridge Company’s ambitions. This fall, the Carmel, Ind.,-based company plans to start breaking ground for Symphony, a traditional neighborhood development (TND) north of Indianapolis. At 1,400 acres and 3,860 homes, it will be one of the largest new-home developments ever in Indiana.

But Symphony will be notable for more than its significant size. Composed of a handful of “villages” linked by trails and roads, the $1.2 billion project in Westfield, Ind., will offer buyers and residents the chance to live in a community designed to bring together multiple generations: singles seeking urban density in suburban locations, sports-crazed families with minivans and soccer cleats; and aging seniors in need of continuing care.

“We want to model what new neighborhoods should be,” says Paul Estridge Jr., president of the Estridge Company.

Symphony seeks to accomplish that through an “intergenerational approach” that mixes housing types and prices across the development, rather than the customary “silo-ing” in many new-home developments, where the product offered only appeals to one market segment. Under that model, when housing needs change, buyers must move elsewhere, no matter how much they might love their community.

In the works since 2002, Symphony’s plans have evolved during the downturn. “It’s a blessing, because if we hadn’t have done this during a recession, we would have done [Symphony] on a quicker time frame,” Estridge says. “We would have missed the realization that we needed to be on a different track than we were on.”

“That’s the lesson of the recession,” says Brian Canin of Orlando, Fla., planning firm Canin Associates, which designed Symphony. “Before the recession, you could say, ‘I have the luxury of targeting just the $500,000 to $2 million market. ABOUT DONNA SHORTT:
Donna Shortt, a life-long Hoosier, allows her mind to wander in order to capture scenes filled with light and color. "I feel that each painting is not a destination but a journey and my goal is to share this journey with others," Shortt says. "My inspiration starts with the light at early morning or late afternoon, and I would happily spend the rest of my time here capturing it."

Self-taught in the use of oils, watercolors, pastels and acrylics, she is now concentrating on perfecting her skills in the pastel and oil painting mediums. "Color is just as important as light, which is why pastels are my favorite medium," Shortt says.

Donna Shortt at HOMExperienceShortt enjoys plein-air painting, focusing on landscapes and light-filled still lifes in her studio. Recent accomplishments include a Purchase Award from the Indiana State Museum in 2008 and a Best of Show in the Fine Arts Division at the Indiana State Fair in 2007. Her work was exhibited as part of a pastel exhibit at the Richmond Art Museum in 2008. She is a member of the Hoosier Salon, Indiana Artists Club, Indiana Heritage Arts, the Southside Art League and Indiana Plein Air Painters.

About Susan Mauck:

Susan describes her oil and pastel work as impressionistic with a contemporary edge. While she considers herself a "studio" painter, she does enjoy outdoor or "plein-aire" painting. Her imagery is strong in color and movement, yet possesses a quiet sensitivity. Susan often paints from photographs, placing her models by a sunny window. She feels this adds not only beautiful light, but also interesting designs and shapes. Susan typically does a thumbnail sketch of her subject to ensure a quality composition. About Forrest Formsma:

Creating art has been Forrest Formsma's passion his entire life. After completing his BFA and MA at Miami University of Ohio, Forrest taught all genres of art at the high school level. But he always knew he would turn to creating art as his carreer.

Now a dedicated full-time artist, Forrest's style ranges from varying degrees of realism to abstraction. Relying on his intuition and emotion, Forrest uses rich color and texture to capture energy in his oil paintings. A member of both the Hoosier Art Salon and Indiana Plein Air Painters' Association, Forrest paints outside across the great state of Indiana.

Forrest and his paintings can typically be found at his gallery, Forrest Formsma Fine Art, located in the 54th & the Monon Shops or at the Stutz Building, where he shares a space. Constance ScopelitisABOUT CONSTANCE SCOPELITIS:

Since 1982 Constance has made a career in the world of portraiture. After receiving a BA in Fine Arts from Indiana University in 1977, she has seen her work exhibited from Las Vegas to Maui to Laguna Beach. Her work has been featured in numerous collections and publications, and she has received numerous awards.

Constance approaches her subjects from the inside out, meaning she senses the inner personality and the essence of a person before she begins to armour the portrait with flesh and bones. Constance strives for an end result that depicts the vivid life energy emmanating from her subject.

Housing Stays Highly Affordable For Fifth Consecutive Quarter - National Association of Home Builders

In fact, the Indianapolis and Carmel market shared the top spot as the most affordable major housing market in the country, good news for Central Indiana homeowners.

Housing Stays Highly Affordable For Fifth Consecutive Quarter - National Association of Home Builders

May 20, 2010 - Nationwide housing, bolstered by favorable interest rates and low house prices, hovered for the fifth consecutive quarter near its highest level of affordability since the series was first compiled 19 years ago, according to the National Association of Home Builders/Wells Fargo Housing Opportunity Index (HOI) released today.

 

The HOI showed that 72.2 percent of all new and existing homes sold in the first quarter of 2010 were affordable to families earning the national median income of $63,800, slightly higher than the previous quarter and near the record-high 72.5 percent set during the first quarter a year ago.

 

“Today’s report is very encouraging because it indicates that homeownership continues its more than year-long trend of remaining within reach of more households than it has for almost two decades,” said NAHB Chairman Bob Jones, a home builder from Bloomfield Hills, Mich. “With interest rates still hovering at low levels, companies starting to hire new employees and the economy beginning to rebound, this should encourage more home buyers to enter the market and help further stabilize housing and the economy.”

 

Indianapolis-Carmel and Youngstown-Warren-Boardman, Ohio-Pa., shared the ranking as the most affordable major housing markets in the country. In Indianapolis, which has held this top ranking for nearly five years, almost 95 percent of all homes sold were affordable to households earning the area’s median family income of $68,700. In Youngstown, the same percentage of homes were affordable to households earning a median $53,500.

 

Also near the top of the list of the most affordable major metro housing markets were Syracuse, N.Y.; Dayton, Ohio; and Grand Rapids-Wyoming, Mich.

 

Five smaller housing markets posted even higher affordability scores than Indianapolis and Youngstown. Among them, Bay City, Mich., where 98.7 percent of homes sold during the first quarter of 2010 were affordable to median-income earners, was the most affordable market in the country. Other smaller housing markets near the top of the index included Kokomo, Ind.; Davenport-Moline-Rock Island, Iowa-Ill.; Sandusky, Ohio; and Elkhart-Goshen, Ind., respectively. Friday, May 28, HOMExperience by Estridge will host the first in the 5-evening series of Friday Night ARTIST Spotlight events. The events, hosted in Clay Terrace in Carmel, feature local artists and musicians, both performing live throughout the evening. Learn more about Diane LyonGuests and attendees are encouraged to browse the artwork of the featured artists, while enjoying complimentary cheese, wine, live painting and live music. This is a FREE event to the public.

The first Friday Night ARTIST Spotlight on May 28 will feature musician Eric Baker (www.bluedorianjazz.com) and painters Diane Lyon (www.DianeLyon.com) and Rita Spalding (www.ritaspalding.com).

ABOUT DIANE LYON
Diane Lyon paints exclusively in oil in an impressionistic style. Her subject matter includes figurative, landscape, still life and portraiture. With a master's degree in dramatic arts, she has found paint to be the perfect medium for expression. She enjoys painting on location as well as in her studio in Indianapolis.

Lyon has traveled and painted all over the world, including California, Munich, the Italian seacoast, Bangkok, and Toronto. She has made Indianapolis her home for the past twenty years. Recent travels have taken her to France, followed by a trip to Portugal and northern Spain. She just returned from China, where she painted in small villages across the country, as well as the major cities of Beijing and Shanghai.

Lyon's painting has been influenced by studies with CW Mundy, Kevin Macpherson, Dan Gerhartz, Caroline Anderson, David Leffel, and Quang Ho. She has received numerous awards at juried exhibitions in Indiana and nationally. She is a signature member of the American Impressionist Society and an associate member of Oil Painters of America. Her works are held in corporate and private collections around the world.

Estridge Home Spring Irrigation Tips

1.      Don’t forget to spring forward. If you own an irrigation system, you need to set your irrigation clock ahead an hour for daylight-saving time.

2.      Be sure to thoroughly check your irrigation system in spring. Inspect and clean the filter screens. A lengthy soaking in water and vinegar can remove mineral buildup.

3.      Consider flushing the irrigation lines and check the valve boxes for mud or debris, which can indicate poor drainage.

4.      Spring is the perfect time to install drip irrigation or sweating hoses to water your garden beds and plants. These can save money and they place water where it’s most needed: at the root zone.

Estridge Homeowners Can Go Green This Spring

Spring offers a great opportunity to Avon, Brownsburg, Carmel, Fishers, Indianapolis, Westfield and Zionsville communities, neighborhoods and homeowners to revamp their landscaping and go green in the process. Here are a few tips from Estridge Homes on how to go green this spring in central Indiana:

1.      Thinking green this spring can save Hoosier homeowners money in the summer. Planting shrubs and trees on the east and west sides of your home can reduce that home's air conditioning costs as much as 25%.

2.      Create your own compost pile this spring for your home and garden. Organic compost piles are easy to create and one of the most environmentally friendly additions to any home. Ideal sources can be found around the house. Try to include materials with lots of carbon such as wood chips and paper and/or materials with lots of nitrogen such as manure, grass clippings and pulled weeds.

3.      Try to reduce your home's water consumption this year. Consider buying a rain barrel this spring to collect rainwater from your home's roof to use in your garden this summer.

4.      Use this spring to begin mulching. Mulch stores water which plants can pull from in dry weather, so make sure you have an adequate amount of mulch in the flower beds that surround your home.

Estridge Tips for Spring Plant Selection

Spring is the perfect time to start selecting plants for your Brownsburg, Carmel, Fishers, Indianapolis, Westfield, Avon or Zionsville area home. Which plants will work best in your yard? Which plants will help your real estate value? Estridge suggests homeowners and homebuilders follow these tips when selecting plants during spring:

1.      Ask yourself many, many questions: How will you use the area you are planting in? Recreation? Decoration? Do you have children? Are you concerned about security? Do you want shade for your hammock? Will you be tossing a football around? Remember, your new plants will grow so avoid placing them too close together.

2.      The flowers, shrubs and trees you choose now can save you money on water over the summer. Ask your local nursery for a selection of native central Indiana plants. Plants from the Hoosier climate zone could require less water than others, and are more likely to survive local pests, saving you money on replacing them.

3.      Try smart landscaping design. Group plants together with similar water needs to improve water efficiency. Ask your local nursery on efficient landscape design techniques. They should be happy to help.

It was 1967, I was 10 years old and all I cared about was playing football for the Carmel Pups. But my father had different priorities for his son: work.

When he was growing up, his father insisted his boys always worked. And if it was good for them, it was good for the next generation, too.

9. In entering the contest you subject yourself to both the Contest Rules and Legal Terms and Conditions. By submitting images to the Contest, you are deemed to have reviewed, read and accepted both. 

Legal Terms and Conditions:
General: Your entry into The Estridge Companies 12 Days of Estridge Contest (the “Contest”) is subject to the Contest Rules, the following Legal Terms and Conditions, and all other guidelines, terms and conditions stated elsewhere on this site and all applicable laws, ordinances and regulations, including but not limited to all laws respecting intellectual property, trademarks, copyrights, rights of privacy, pornography and defamation. By entering the Contest, you accept and agree to be bound by the Contest Rules and these Legal Terms and Conditions.  The Estridge Companies  shall be the administrator of the Contest and shall sometimes be referred to as the “Administrator”.

Contest Period:
The 12 Days of Estridge Contest begins at 6:00:00 p.m. (Eastern Time) on December 19, 2009 and ends at 8:59:59 p.m. (Eastern Time) on December 30, 2009.  Entries submitted before or after the contest period will not be eligible for consideration.

All prizes will be awarded (assuming sufficient number of eligible entries).  Limit: One prize per family or household.  The Estridge Companies is responsible only for prize delivery it is not responsible for prize utility, quality or otherwise.  Taxes and fees, if any, are the sole responsibility of winners.  Winners shall indemnify, defend and hold harmless The Estridge Companies its affiliates, subsidiaries, parents, directors, offices, and employees from and against any liabilities arising from or regarding taxes owed on prizes.

Verification of Winners and Delivery of Prizes:  
Prize winners will be required to sign an affidavit of eligibility and liability release and return the completed form together with a properly completed IRS Form W-9.  Prize may be awarded to alternate winner if affidavit/release is not returned within 14 days after mailing to winner or if prize notification or prize is returned as undeliverable or if prize notification e-mail is undeliverable, if entrant does not respond to prize notification e-mail within 7 days after the date of the e-mail.  Winners agree to the use by The Estridge Companies of their name, address, likeness, images submitted and/or prize information for promotional purposes in any medium without additional compensation to the extent permitted by law. 

Eligibility:
In order to participate in the Contest, you must be a legal resident of the United States, the District of Columbia, Puerto Rico or the U.S. territories and possessions.  All federal, state, and local laws and regulations apply.  Void where prohibited or restricted, including the States of Florida and New York.  Must be 18 years of age or older as of December 1, 2009 to enter.  Employees, officers and directors of The Estridge Companies and its affiliates and their immediate families and those living in the same household are not eligible to enter or win.  Winning a prize is contingent on fulfilling all requirements set forth herein. The Estridge Companies reserves the right to verify the eligibility of winners.

Limitation of Liability:
UNDER NO CIRCUMSTANCES SHALL The Estridge Companies OR ITS AFFILIATES BE LIABLE TO YOU OR ANY THIRD PERSON FOR ANY DIRECT, INDIRECT, INCIDENTAL, SPECIAL, RELIANCE, CONSEQUENTIAL OR PUNITIVE DAMAGES, INCLUDING LOST PROFITS, COST OF COVER, OR LOST DATA THAT ARISE IN WHOLE OR IN PART FROM THE USE OF, OR THE INABILITY TO USE, THE SITE OR THE SERVICES OR FUNCTIONS OF THE SITE OR ARISING OUT OF YOUR ACCESS TO, OR INABILITY TO ACCESS, THE SITE OR YOUR RELIANCE UPON, THE SITE OR THE SERVICES, CONTENT OR MATERIALS IN, OR FUNCTIONS OF, THE SITE, PROVISION OF, OR FAILURE TO PROVIDE SERVICES, OR INFORMATION, WHETHER OR NOT WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES, AND ON ANY THEORY OF LIABILITY (INCLUDING NEGLIGENCE). IN ADDITION, WE HAVE NO DUTY TO UPDATE THE SITE OR THE CONTENTS THEREOF. IN NO EVENT SHALL OUR TOTAL LIABILITY TO YOU FOR ALL DAMAGES, LOSSES, AND CAUSES OF ACTION (WHETHER IN CONTRACT, TORT (INCLUDING, BUT NOT LIMITED TO, NEGLIGENCE, OR OTHERWISE) EXCEED FIVE DOLLARS ($5.00). APPLICABLE LAW MAY NOT ALLOW THE LIMITATION OR EXCLUSION OF LIABILITY OR INCIDENTAL OR CONSEQUENTIAL DAMAGES, SO THE ABOVE LIMITATION OR EXCLUSION MAY NOT APPLY TO YOU. IF YOU ARE DISSATISFIED WITH THE SITE, YOUR SOLE AND EXCLUSIVE REMEDY SHALL BE TO DISCONTINUE USE OF THE SITE AND TERMINATE THIS AGREEMENT IN ACCORDANCE WITH THE TERMS HEREOF.

General Restrictions: 
This Contest is void outside the United States and where prohibited or restricted by law and subject to all applicable federal, state and local laws and regulations.  This Contest will be governed by the internal laws of the State of Indiana.  Any and all legal actions or claims arising in connection with this Contest must be brought in a court of competent jurisdiction within the United States.  Administrator is not responsible for: (a) late, lost, stolen, damaged, garbled, incomplete, misaddressed, postage due or misdirected entries, e-mails or other communications; errors, omissions, interruptions, deletions, (b) defects or delays in operations or transmission of information, in each case whether arising by way of technical or other failures or malfunctions of computer hardware, software, communications devices or transmission lines; data corruption, theft, destruction, unauthorized access to or alteration of entry materials; loss or otherwise; or (c) electronic communications that are undeliverable as a result of any form of active or passive filtering of any kind or insufficient space in entrant's e-mail account to receive e-mail messages.  The use of automated software or computer programs to register or to enter this Contest is prohibited and any individual who uses or attempts to use such methods to register or to enter will be disqualified.  Administrator disclaims any liability for damage to any computer system resulting from participation in, or accessing or downloading information in connection with, this Contest and reserves the right, at its sole discretion, to modify, cancel, terminate or suspend this Contest if any virus, bug, technical failure, unauthorized human intervention or other cause outside of Administrator’s control corrupts or affects the administration, security, fairness, integrity or proper conduct of this Contest.  In the event of any such cancellation, termination or suspension, a notice will be posted and a random drawing will be held from among all eligible, non-suspect entries received prior to such time.  Administrator reserves the right, at its sole discretion, to disqualify any entrant (and all of her/his Contest entries) from this Contest or any other promotion conducted now or in the future by Administrator or any of its affiliates if she/he tampers with the entry process or if her/his fraud or misconduct affects the integrity of this Contest.  Administrator reserves the right to correct clerical or typographical errors in promotional materials.  By participating in this Contest, each entrant accepts the conditions stated in the Contest Rules and these Legal Terms and Conditions, agrees to be bound by the decisions of the judges and warrants that she/he is eligible to participate in this Contest.  By accepting prize, winner agrees to release Administrator and its directors, employees, officers and agents, including without limitation, its advertising and promotion agencies, from any and all liability, loss or damages arising from or in connection with the awarding, receipt and/or use or misuse of prize or participation in any prize-related activity.

 Warning.  Any attempt by an entrant to deliberately damage any website or undermine the legitimate operation of this sweepstakes is a violation of criminal and civil laws.  Should such an attempt be made, sponsor reserves the right to seek damages from any such individual to the fullest extent permitted by law.
