According to the Indianapolis Star last Saturday, there are five new features that homeowners are looking for in their luxury home designs:


1 Luxurious master suites: Everyone is looking for a huge master suite with all the amenities. Many homeowners are adding refrigerators and places for coffeemakers in their bedrooms. Walk-in showers with multiple showerheads and beautiful tile are becoming the norm. And bathtubs may not be used as often, but most people still want them.


2 Ultimate utility rooms: It's not just a laundry room. Today's utility room has evolved into a "Family Studio," with a central island, lots of cabinets and storage and a large sink. The space functions as a mudroom as well for many families.


3 Media rooms:

We visited the new luxury ranch home, the Schafer, in the Orchard at Anderson Hall Collection last week in our tour of new Distinctive Neighborhood Design Homes. The construction phase of this new home requires some imagination, but already you could tell that the layout of the home is extremely conducive to enjoying quality time and entertaining in spacious, open living areas.

After the release of Distinctive Neighborhood Design and our new luxury The Hanover Home Design in Centennialhome designs earlier this summer, we began building our new home designs in Estridge neighborhoods to be available this fall as Estridge Homes Available Now. They are really beginning to take shape and we recently had the opportunity to walk a few of the new homes.



The photos below are of the Hanover, being built in Centennial at 146th Street on homesite #76. The exterior of the home is HardiPlank siding with beautiful detailing that will take shape as the home moves along. You can see some of  the details that will be added to the home in the drawing on the left – window boxes, The Hanover Exteriorlattice, front porch columns, shutters, and much more.

 

 

 

 

 

While many of the custom finish details are not visible inside or outside the home right now, walking through it, you can really see the spaciousness of the rooms and the thoughtfulness of the design’s layout and flow.

Arched opening leads from the kitchen and harvest room to the spacious great room. The great room shares a dual-sided fireplace with the den. The large windows and door to garden patio contribute a lot of sunlight to this living space.

Harvest Room & Kitchen
The mom’s office is the door off of the kitchen and opens into a sizeable walk-in pantry. The harvest room in the kitchen is really spacious – large enough for a 12-person table. It houses a furniture niche as well. The arched entry into this area adds a lot of elegance to the space.


PDA Pantry in Family Foyer 

The PDA Pantry is located in the Family Foyer off of the oversized garage. This smartly-designed area will include shelves for items like purses, wallets, etc. and a closed cabinet wired to house all of your chargers. This closed cabinet will occupy half of the width. The other half will be more shelves to actually hold the cell phones, PDAs, I-pods, etc. They can then be plugged in without the mess of wires everywhere. Very handy!


Hanover Upper Level 

The upper level of the Hanover includes a loft that overlooks the 2-story guest foyer. Although not pictured, the tray ceiling in the master really distinguishes the master and is much more energy efficient than a vaulted ceiling.

Recently I ran across an article on newhomes.com that discussed evolving new construction home design. I found it very timely given Estridge's recent introduction of a variety of new 2-story and ranch home designs.

…In past years, more people buying a new home would focus on getting the most square footage for the money, according to Gopal Ahluwalia, National Association of Home Builders vice president of research.  But that’s not the case anymore. In an NAHB survey released in February, a majority of potential home buyers revealed that if they had to choose, they would rather build a smaller home with more amenities than the other way around. 

 

If smaller homes will be the new norm, how will new homes evolve to meet our lifestyle needs?  Many builders and architects predict these changes:

 

¨       Nix the formal spaces.  Homes of the not-so-distant future may be smaller in square footage, but they’ll live larger since all the space will be designed to use on a daily basis- not just on special occasions.

¨       Functional foyers.  Buyers will expect spaces to add value.  Who wants to waste square footage on a space that people walk through?  No more three-story, gargantuan foyers.

¨       Multi-functional spaces.  Not only will all the rooms in new homes be used daily, many will serve more than one purpose.

¨       Built-in storage.  No home functions well without well-planned storage.  Look for new homes to have efficient storage systems incorporated into every space to keep the smaller home well-organized and orderly.

¨       Outdoor living areas.  Buyers understand the importance of maximizing the potential of their space.  They want a home design that extends living and entertaining areas through blended indoor/outdoor rooms.

¨       One-story living.  Baby boomers looking to the future want homes that will accommodate their needs as they age.  No more stairclimbing or upkeep on a multi-story home.  And with the heightened concern about energy efficiency and rising fuel costs, single-story homes are less expensive to heat and cool as well.

 

 

 

In designing the new homes, our architects borrowed concepts New Estridge Home Designfrom some of our more recent custom home designs and created open, spacious living areas so that families could be in a variety of places and still be connected to each other. Additionally, all of the new home designs have a “family foyer” area with storage cubbies and a “PDA Pantry.” These may not be familiar terms, but they certainly are relevant.

The family foyer is located off of the garage, which is truly the most used entrance point to the home. Therefore we created organized areas to store all of the things that are dropped when you enter your home – purses, shoes, coats, cell phones, IPods… That’s where the PDA Pantry comes in. Imagine having a small cabinet with hidden wiring so you could simply plug in your phone when you get home, always know where it is, and not worry about tangled wires. Smart, right?
